Architects

Home designs by Architects rarely get built as they have little idea on construction costs. In addition they are paid for the design regardless if it gets built or not. This makes it is easy for them to indulge their ego's and design everything on your wish list only to find out it is 50% over your budget. At this point they blame the builder for pricing too high and walk off with $20k-$30k leaving you to start again.

Building Designer

The difference between an architect and a building designer is two years at university and a reduced ego. This means the design will be closer to your budget but as designers rather than builders they still do not have construction experience which means they constantly under estimate the cost of their designs.   

Builder/Designer

If you are looking to keep a project on budget the building company that has an in house designer is most likely to deliver. Their design charges will be less than either an architect or an independent designer but there is a catch. They will own the copyright of the work they do which covers all the design ideas. This means you are restricted to building with that company so be sure they are the builder for you before  starting the design process. Infringing a builders copyright will cost you tens of thousands of dollars if he decides to pursue you through the courts.

Questions To Ask When Reviewing A Quote From A QLD Builder

Is Temporary Fencing & Temporary Pool Fencing/Platform included in the quote?
Does the builder have an ARMP? (Applicable To FA Zones)?
Has Caulking been included?
Are the Site Works, Footings & Slab quoted as per soil test with Minimum 300mm Slab Depth Above Pad Level and are they a fixed price (No PS's)?
What is the finish to the Soffits?
What is the specification for the Hot Water System?
Are all Sediment Control measures & fines included?
All Building Approvals, QLeave, Insurances & Certification?
Is the Site left clear and tidy with any excess soil & rubbish removed?
What Bathroom Accessories are included and which models?
Are Insulation Batts included To all External Walls & Upper Level Living Area Ceilings? (If so, what rating?)
Are Supplier Delivery Charges Included?
Are the Internal WC's externally vented? (BCA Requirement)
What is the specification & furniture for the internal doors?
